    John McCann, Yannick Coleman and Christiaan Lette objected last night at the Council’s Planning Applications Committee meeting and it was decided by the Committee that a decision will be deferred, the Committee requested that the proposals/plans be revised and presented back to the Committee - residents and the MCA will get consulted on any revised proposals/plans.

    Thanks Christiaan for the update and to all who attended the committee meeting.
    I'll track this application on the Lambeth website and, a you said, we should all receive formal (written) notification of next steps which we can then share and agree our response.

    Conversion of existing hostel to provide 4 self contained units (Use Class C3), involving the erection of two storey rear/side extension at lower ground and ground floor levels at 56 Akerman Road, replacement of existing window with door on the rear elevation at lower ground floor level and the formation of a balcony at first floor level on the rear elevation. Demolition of existing side extension and part of garden wall. Internal alterations to existing 2 self contained units at 58 Akerman Road. Erection of 3 x 3-storey houses on vacant land adjoining 56 Akerman Road. Provision of refuse storage and cycle storage.

    Comments:
    I wish to object to the application on behalf of the Minet Conservation Association (MCA).

    The development falls within the boundary of the conservation area. It has, however, more in common in its design principles with the very differently designed Myatt's Field North development on the other side of the road, outside the conservation area.

    It is our belief that the all of conservation area is important, including the fringes and extremities. That Lambeth upholds the principles of the area is of the utmost importance to the MCA.

    Our objection is based on the use of inappropriate design and materials as follows:

    - the wooden construction with a painted, rendered finish is fundamentally inappropriate to the conservation area, which contains a range of Edwardian and Victorian London brick built properties

    - the design introduces new elements that have no precedent in the area nor are appropriate to it, including the requirement for shuttered windows as well as the modern, angular window designs themselves.

    - the front elevation goes some way to address the challenge of fitting a three storey row of houses next to the original to the right, despite only being actually 2.5 storeys in height in comparison. However this does not work at all on the rear elevation, where a split, two level roof feature is introduced which detracts from the existing buildings on either side.

    - similarly, a new and undesirable feature would be introduced to the conservation area were the high level roof terrace proposed for no. 56 be approved. This would set a precedent that would be highly detrimental to the conservation area.

    The MCA does not believe that the proposal is appropriate for the conservation area.
